This Indenture made the 12th day of March in the year of our Lord 1828 Between Morris Davies of the Town of Aberystwyth in the County of Cardigan Esquire of the one part and Enoch Jones of Treftaliesin in the parish of Llanganfelyn in the same County Hatter of the other part Witnesseth that for and in consideration of the yearly rent hereinafter received(?)and of the Covenants and Agreements hereinafter contained on the part of the said Enoch Jones his Executors Administrators and Assigns to be respectively paid observed and performed He the said Morris Davies Hath Granted demised leased set and to Harm?let and by these presents Doth grant demise Lease Set and to Harm let unto the said Enoch Jones his Executors Administrators Assigns All that Messuage Dwelling House and Garden situate lying and being in Treftaliesin in the parish of Llanganfelyn in the County of Cardigan together with all and singular the rights Members and Appurtenances thereuntobelonging or in any wise Appertaining or therewith now or heretofore usually held used occupied or enjoyed and which said Messuage or Dwelling house Garden and Premises are now in the tenure or Occupation of the said Enoch Jones or his undertenants and the same are more accurately delineated or described by the Map or Plan thereof drawn in the margin of these presents To Have and to Hold the said Messuage or Dwelling House and Garden and all and singular other the premises hereby demised or intended so to be with the said Enoch Jones his Executors Administrators and Assigns from the 12th day of November now last past for and during the full and complete term of 99 Years thence next ensuing Yielding and Paying therefore yearly and every year during the said term unto the said Morris Davies his Heirs and Assigns the Rent or Sum of One pound and Ten shillings of good and lawful money of Great Britain on the 12th day of May and the 12th day of November in every year free and clear of and from all and all manner of Rates taxes charges Assessments and payment whatsoever already taxed charged and imposed or hereafter to be taxed charged and imposed upon the said hereby demised premises or any part thereof by authority of Parliament or otherwise howsoever and the said Enoch Jones Doth hereby for himself his Executors Administrators and Assigns Covenant promise and Agree to and with the said Morris Davies his Heirs and Assigns in manner following (that is to say) that he the said Enoch Jones his Executors Administrators & Assigns shall and will well and truly pay or cause to be paid unto the said Morris Davies his Heirs and Assigns this yearly Rent of One pound and Ten shillings on the days and times & in manner hereinbefore appointed for payment thereof and shall and will during the said term pay and discharge all and all manner of taxes charges rates and Assessments whatsoever which shall or may During the said term be assessed or imposed upon the said demised premises And further that he the said Enoch Jones his Executors Administrators and Assigns shall and will from time to time and at all times during the remainder of the said term hereby demised when and where and as often as need shall be or occasion require at his or their own proper costs and charges well and sufficiently repair uphold support maintain amend and keep the said Messuage or dwelling house or any other Buildings or Erections which shall or may during the said term be erected or built on the whole or any part of the said hereby demised premises in and by and with all and all manner of needful and necessary reparations and Amendments whatsoever and the same so well and sufficiently repaired upheld supported maintained amended and kept shall and will at the expiration or other sooner determination of the said term hereby demised peaceably and quietly leave surrender and yield up unto the said Morris Davies his Heirs and Assigns and shall not nor will during all or any of the said term hereby demised set let assign transfer or set over the said hereby demised premises or any part thereof or this present Indenture of Lease without the leave and license of the said Morris Davies or his Heirs or Assigns in writing for that purpose having been first had and obtained Provided Always and these presents are upon this Condition nevertheless that if the said yearly Rent or Sum hereby Reserved or any part thereof shall be behind and unpaid by the space of 30 days next after either of the said days whereon the same ought to have been paid as aforesaid the same having been first lawfully demanded and no sufficient Distress or Distresses or if all or any of the Covenants Conditions and Agreements in these presents contained on the part and behalf of the said Enoch Jones his Executors Administrators and Assigns shall not be performed fulfilled and kept according to the true intent and meaning of these Presents that then and from thenceforth and in any or either of the said cases it shall and may be lawful to and for the said hereby demised premises or any part thereof in the name of the whole to reenter and the same from thenceforth to have again repossess and enjoy as in his or their first and former Estate any thing herein before contained to the contrary thereof in any wise notwithstanding and the said Morris Davies doth hereby for himself his Heirs Executors Administrators and Assigns covenant promise and agree with and to the said Enoch Jones his Executors Administrators and Assigns that he the said Enoch Jones well and truly Paying the said yearly Rent hereby reserved on the days and in the manner herein before appointed for payment thereof and observing keeping and performing all and singular the Covenants and Agreements in these presents contained and which on his part and behalf are and ought to be paid done kept and performed shall and lawfully may peaceably and quietly have hold use occupy possess and enjoy the said demised premises and every part and parcel thereof with the Appurtenances during all the said term hereby granted without any let suit trouble interruption eviction molestation hindrance or denial of or by the said Morris Davies his Heirs or Assigns or of or by any other Person or Persons claiming or to claim from by or under him them or either of them In witness whereof the said Parties to these Presents have hereunto set their Hands and Seals the day and Year first above written.
